Abstract

This article analyzes the application of land use laws and their main consequences in urban land. Its object is to study the Historical Preservation Zone of the city of Muriaé, Minas Gerais, Brazil. It verifies its main current laws, the Land Use and Occupancy Law and the Master Plan, and how the inapplicability of such laws interfere in the conformation of the central area. Although urban planners have warned of the need to revise obsolete laws, and especially for the implementation of these, public managers have not made any effective decisions. Consequently, the city suffers several impacts, such as intensification of traffic, intense verticalization and risks to the architectural heritage. It is important to review and apply these laws, considering that the urban territory is constantly changing.
