This article discusses short-term rentals (STR) dynamics in Lisbon’s historical city centre by matching its tourism characteristics with the organization of the city at residential and urban revitalization levels. The developed work comprises an analysis of the state of the art, the assessment of STR trends in several European cities, and an empirical investigation with the application of semi-structured interviews to four different groups of stakeholders, focusing on their perceptions about STR dynamics in the parish of Santa Maria Maior, Lisbon. Some inputs to develop a sustainable STR model are presented, which could be balanced with the preservation of the residents and their neighbourhood. Results show that changes which occurred in this specific neighbourhood led to an increase in the STR activity. It is concluded that new strategies may be helpful to achieve the goal of having a better balance among Lisbon’s tourist and residential function.
