The present article is centred on real estate evaluation in Portugal following the comparative method. Its main purpose is to present a bibliographical revision about the use of the comparative method in the real estate evaluation. The first part of the article addresses the form of calculation of the comparative value, its composition and the requirements for the use of this method. In the second part of the article the steps of the comparative method and the homogenisation parameters are put forward. Finally, the article presents the advantages and inconveniences of the use of the comparative method and questions its use to the generality of the real estate evaluations.
