The present article is part of an academic research on real estate. The main purpose of this article is to present a literature review on the income approach and its applicability to the real estate property appraisal. The first part of this work addresses the main issues of the income method and the calculation of its items, as well as the determination of rents and benefits and the key issue of discount rates. On the other hand, in a complementary way, the duration of the lease and the vacancy rate and the relationship between prices, rents and returns are also addressed. The second part analyses the existing literature on the fundamental versus sentimental investor and the market mispricing, complementing this analysis with recent studies of empirical evidence about the cap rate calculation .
