With a very small investment, Airbnb enables the use of residential flats for short-term rentals, creating a rent increase that ultimately excludes long-term tenants. Using data drawn from the Inside Airbnb website, Idealista, and the 2011 Census of Spain and Portugal, this article first estimates the number of commercial listings, multi-hosts, and long-term rentals lost to Airbnb in Barcelona and Lisbon; second, it measures the potential increase in rents created by Airbnb in specific neighbourhoods in both cities; and finally, it examines the impact of the COVID-19 pandemic on Airbnb activity in these cities.]]></p></abstract>
<abstract abstract-type="short" xml:lang="pt"><p><![CDATA[Resumo Desde 2010, a Airbnb tem tido um impacto significativo no mercado da habitação em todas as cidades turísticas onde opera. Com um investimento muito pequeno, a Airbnb permite a utilização de apartamentos residenciais para arrendamento de curta duração, criando um aumento de renda que acaba por excluir os inquilinos de longa duração. Utilizando dados retirados do website do Inside Airbnb, Idealista e dos Censos de Espanha e Portugal de 2011, este artigo estima, em primeiro lugar, o número de anúncios comerciais, multi-anfitriões e arrendamentos de longa duração perdidos para a Airbnb em Barcelona e Lisboa; em segundo lugar, mede o potencial aumento das rendas criado pela Airbnb em bairros específicos de ambas as cidades; e, finalmente, examina o impacto da pandemia da COVID-19 na atividade da Airbnb nestas cidades.]]></p></abstract>
